General
A "full" is an apartment that includes all common area living spaces, bedrooms and bathrooms.
A "bedspace" is a privately secured bedroom and bathroom lease with shared common area living spaces like the kitchen, living room, and laundry. The benefit of renting a "bedspace" at The Depot is that each roommate has their own lease obligations and responsibilities. Your rental payments do not affect your roommates.
Leasing Questions
No appointment is necessary to tour our community; however, it is always appreciated if you call ahead to make sure we are available to provide adequate time for you to tour and ask questions. Please arrive no later than 30 minutes prior to closing if you would like to tour the property. Everyone over 18 must have a valid photo ID to tour the community.
Our apartment homes are priced individually based on the amenities and features.
Application fees are $50 per person 18 and older occupying the apartment. You may pay these online by credit card, or in our office with money order or cashier’s check. All application fees are nonrefundable. A $100 holding fee will also be required to reserve an apartment home. Guarantor application fees are $50 each.

If you already have planned roommates, they will each need to apply separately to be on their own lease, under a different bedspace. Please be sure to not add them as an occupant on your application.
High speed internet is included at The Depot. The community charges the following monthly fees: Trash $10, Billing Service Fee $3.70, and Community Amenity Fee $10. Electric, Gas, Water/Sewer are all based on usage and payable to the community - each utility will include common areas.
Security Deposits will vary based on qualifying criteria identified during the application screening process. Security deposits start at $100-$400 depending on the size of the home and can go up to one (1) month's rent.
Rent is always due on the first and a late fee equal to 8% of your monthly rent is assessed on the 6th of every month (even Sundays and holidays) for any payment not received by 11:59pm on the 5th. If rent is still delinquent as of the 12th, additional legal fees will be applied.
You can pay rent by setting up your online account on our website. This allows you to use a bank account (no fee) or credit card (with fee) to make payments.
Up to 2 pets, cats or dogs, are allowed. You can learn more on our pet policy page.
Our rents are based on equal installment payments, not monthly payments. We do not prorate rent for any installment.
We offer three different lease lengths so that leases end at three distinct timeframes in a calendar year (December, May, or July only). Lease lengths do come with variable monthly premiums that range from an additional $150 to $300 per month. There are Lease End Date Premiums that differentiate depending on the month: December $200, May $100, and July has no premium. Please ask our team for specific details.
Resident Questions
Yes, if the lease buy-out fee has been paid. A 90-day notice is required before vacating your apartment, and the lease buy-out fee is a flat fee. Please make sure that you reference your signed lease agreement and confirm policies with your Property Manager as there could be unique circumstances.
Yes, service members can break their lease without penalty in certain circumstances through the Servicemembers Civil Relief Act (SCRA). Please contact the property manager as soon as possible in this situation. You will need to provide written notice and a copy of your military orders.
When applying to The Depot, your friend should list your first and last name as the resident who referred them. Upon move-in, please complete and submit a Resident Referral Bonus form to the leasing office. Please note the following criteria to successfully be eligible for your bonus rent credit:
- Referred resident must live in our community for at least 30 days.
- Referred resident must pay first month's rent and have no balance due on their account.
Residents may submit a work order online through their resident portal. Please be as specific as possible when describing your needs. You may also call the office or send an email for assistance.
The following circumstances are considered an emergency maintenance request:
- Fire (after calling the appropriate emergency services via 911)
- No electricity that isn't caused by a greater power outage
- Toilet or other drain lines backing up
- Excessive flooding that may cause property damage
- No heat (when the temperature is below 60 degrees outside)
- No air conditioning (when the temperature is above 85 degrees outside)
- No water
- Broken or frozen water pipes
- After-hours lock out ($75 fee applies)
Guests may stay in your apartment for two (2) consecutive days without our prior written consent. Please reach out to the leasing office to request our written consent for a guest to stay longer than two (2) consecutive days. Please reach out at least seven (7) days in advance to allow the office time to review and respond. Residents should discuss visiting guests with all roommates prior to making the request.
If you are moving out at the end of your lease term, please ensure that you have provided written notice of your intent to leave at the end of your lease at least 130 days prior to your lease end date. We require that your living space and bedroom is clean as required in your lease. Please return all keys, access fob, and parking pass (if applicable) to the leasing office. A forwarding address is required for the security deposit itemization to be mailed to. Residents may be charged for damages and cleaning beyond normal wear and tear as stated in the lease.
We strongly encourage residents to reach out to the leasing office to discuss your options prior to moving out. The Depot does offer a lease buyout option to end your lease early with receipt of a 90-day notice and a buyout fee. Specific requirements for ending your lease early can be found in the Lease Contract Buy-Out Agreement included in your lease. Please visit the leasing office for a Notice to Vacate Form. Moving out without proper notice causes additional fees, penalties, and accelerated future rent equal to the remainder of the lease agreement. We thank you for notifying us per your lease agreement of your intent to move out.
We do allow someone to take over the remainder of your lease, as long as they have applied, paid the application fees, and are approved by The Depot. There is a $250 fee for a lease takeover. The new resident assumes all lease charges and the existing condition of the apartment. The previously paid security deposit will remain with the new resident, and will be refunded to the new leaseholder, minus any applicable damages and cleaning fees above normal wear and tear upon move out. Please speak with a member of our leasing team and review your lease for all applicable policies.
Yes, internet is provided for all apartments within the community. No set-up is necessary.
No personal grills are permitted within the community. Residents can use the community grills.
If you are locked out during business hours, you can come to the office to be let back into your apartment or garage. Outside of business hours, please contact emergency maintenance for a $75 lock-out fee.
If you have lost your keys, you may have new keys made at our office during business hours. Costs vary depending on the item needing to be replaced.
